The number that matters most at One Chuan Grove is S$1,355 psf ppr. That is the blended land price the Sing Holdings and Sunway joint venture paid for two adjoining Chuan Grove GLS plots in 2025, a combined $1,327.51 million. Every launch price at this site will be built on top of it, so it is the best guide we have until the developer releases a price list.
The site sits off Lorong Chuan in District 19, 603 m straight-line from Lorong Chuan MRT on the Circle Line. It should suit buyers who want to stay around Bishan, Serangoon or Serangoon Gardens and want a large condo with full facilities. It is a weaker fit for buyers who need keys before 2030. One Chuan Grove at a glance

All of the dates above are targets. Sing Holdings says it aims to start construction in the second half of 2026, and its 2025 annual report lists 2030 as the expected completion year.
When is the One Chuan Grove showflat and preview?
The preview is targeted for February 2027, with booking targeted for 27 February 2027. Our own data and the project's marketing material give two different preview dates within that month, so treat any exact preview day you see quoted as provisional until the developer confirms it.
What this means for planning is simple. You have roughly four months to get your loan in principle, your sale timeline and your shortlist of unit types sorted before the first weekend of sales. Families who want a five-bedroom or a specific stack should be ready on booking day, because large projects tend to see the popular stacks go first.

One Chuan Grove land price and what it means for the launch price
URA awarded the first Chuan Grove plot on 17 July 2025 for $703.6 million, which works out to about S$1,376 psf ppr. The second, smaller plot followed on 10 September 2025 at $623.91 million, or about S$1,331 psf ppr. The joint venture paid S$45 psf ppr less for the second plot. Combined, the land cost S$1,355 psf ppr over 979,924 sq ft of gross floor area.

Set against the nearest land sales, the price is middle of the pack:
- The Orie, 1.7 km away, paid S$1,360 psf ppr in 2023, just S$5 more.
- Dorset Gardens paid S$1,338 psf ppr in 2025, S$17 less.
- Kallang Close GLS went for S$1,415 psf ppr in 2026, S$60 more.
- Lorong Puntong GLS set S$1,612 psf ppr in 2026, S$257 more.
- Hougang Central GLS, also in D19, cost S$1,179 psf ppr, S$176 less.
The question becomes: will One Chuan Grove price like a city-fringe project such as The Orie, or like an outer D19 one? The land cost points to the first. A developer paying almost the same land rate as The Orie has little room to launch far below that kind of project, and the later Lorong Puntong and Kallang Close results make the 2025 land look cheaper in hindsight.
Two cautions. Land cost is not the selling price, and I am not giving an expected launch psf because no primary source has published one. Also, with 1,056 homes, the developer needs a price that moves volume over several weekends, which caps how hard it can push.
One Chuan Grove location: MRT, schools and daily needs
The nearest MRT is Lorong Chuan on the Circle Line, 603 m from the site. All distances here are straight-line from our site pin, not walking routes.

MRT. Bishan MRT is about 1,040 m away and Serangoon MRT about 1,301 m. Lorong Chuan is one stop from both of those interchanges, which gives you the North-South Line and the North East Line within a single stop. Check the actual entrance and footpath once the site plan is out before you count on a short walk.
Primary schools. St. Gabriel's Primary is 433 m away, Kuo Chuan Presbyterian Primary 551 m, CHIJ Our Lady of Good Counsel 814 m and Yangzheng Primary about 1,080 m. MOE measures distance from each home address, so these figures are not an eligibility check. Confirm 1km eligibility for your chosen block on OneMap before you book. Nanyang Junior College is 807 m away.
Daily needs. NTP+ at New Tech Park is close by for shops and food. NEX in Serangoon and Junction 8 in Bishan cover larger errands. Serangoon Gardens and Chomp Chomp Food Centre are the evening option most residents will use.

Who is developing One Chuan Grove? Sing Holdings and Sunway
One Chuan Grove is a joint venture between Sunway Developments and Sing Holdings, which was founded in 1964 and has been listed on the SGX Mainboard since 2007. Its past homes include North Gaia in Yishun, Parc Botannia in Sengkang, Waterwoods in Punggol, Robin Residences and The Laurels on Cairnhill Road. North Gaia received its TOP in July 2025 and every unit was sold, according to the company's annual report. A recent, fully sold completion is the most useful record buyers here can check.
Sing Holdings holds 65% of the project company, so it is the lead partner on this one.
One Chuan Grove unit mix: one- to five-bedroom homes
Only the range is known so far, one- to five-bedroom homes across the 1,056 units. The developer has not published sizes, counts per type or floor plans yet. We will add the unit mix to the project page once the official breakdown is out.
My read
One Chuan Grove's strongest point is the land price. At S$1,355 psf ppr it is level with The Orie and well below the newest land sales nearby, and buyers at launch get the benefit of 2025 land in a 2027 market.
Its weak point is size. A 1,056-unit project means more neighbours sharing the pool and the padel courts, more competing resale listings in 2030 and beyond, and a launch that may run over several phases. Stack choice will matter more here than in a smaller condo.
Who should not wait? Families with a young child who want St. Gabriel's or Kuo Chuan Presbyterian, and upgraders already living around Bishan or Serangoon. Who should wait? Anyone who needs a home before 2030, and investors who want a clear view of the launch price against nearby projects before they commit.
